viewed flat unsure what to make of it.

So we viewed a flat today which is in a perfect location for us both and at a great price. It is above a shop but very big.

There is a lot that needs doing to it & ll hasn't had a detailed look yet. Last person to live there was there for years and you can tell.

Things that need doing:

clean/new carpets
walls painted
window fixed
holes & cracks in walls sorted
a good clean throughout
possibly new oven

There have been a few viewings and all are asking what the ll is planning on doing.

The EA has said we can put some money down with conditions on the work to be done.

We are unsure what our next move should be.

    Is to rent or buy? Flats above shops are pretty hard to get mortgages on.

    If it's to rent get another viewing, take photos, make a list of what changes you want to have made to the property and put these forward to the agent to pass onto the landlord.

  • Hi, as you've mentioned ll, I presume you mean for renting? Speak to the EA and suggest an deduction from your rent in advance etc, where you do the work yourself? They may be willing to allow you to put your own stamp on it at a reduced rent if the LL can't get round to doing it quick enough themselves. That is ofc if you are ok to do this?

    Sorry yes it is to rent. My sister's partner is a plasterer but lives 100s of miles away.
