What did your Sellers Property Information Form say ? Did your solicitor not clarify the situation regarding access? Did the seller have a car/use the garage and make any specific comment on the issue?0

I was wondering if you'd noticed the boat parked there when you viewed the property and whether you went back more than once before completion. I would also be asking your vendors if this happened before you moved in as it could be that they have either allowed him to park there before and/or asked him to remove the boat before your viewing so as to not put you off. if they did in fact allow him to park his boat there and gave their permission either verbally or in writing. this permission can be revoked by you at any time. The neighbour would only be able to gain rights over this land if they had been using it without permission and without the knowledge of the owner of the land. This obviously would be impossible in your case. there is a very good forum on a website called Gardenlaw which gives a lot of experience/advice on this sort of situation. I hope you can sort this out amicably. Is there room to park on the road outside your houses?0

Ask the inconsiderate sh*t once and tell him not to block your garage again as it is in "constant use" so you need access to your garage throughout the day. Whatever the previous owners allowed him to do doesn't apply.Everyone is entitled to my opinion!0

You probably don't want to hear this, but I have known situations like this with shared driveways go on for 40+ years. In practice if the neighbour wants to park whatever on the driveway and block you totally there is nothing you can do. I would never, ever buy a property with a shared driveway. As others have said, don't start a formal dispute with your neighbour or you will not be abe to sell your property. Get used to parking in the road and hope your neighbour moves.0

At what point does the issue become a 'dispute'? Is it when the council and/or police get involved? Would using violence against the neighbour be classed as a dispute?
One other option is to park behind the boat in the shared driveway. He'll have to knock on your door then and you can just say that you couldn't get your car past his boat to get to YOUR garage...before punching his lights out.Everyone is entitled to my opinion!0 -

I wou;d never have bought a house with a shared drive, nothing but problems. would it be possible to create your own drive to your garage? or is there no more space?0
