I don't think that is a huge issue in this case - the house is already priced towards the lower end of asking prices for 3 bed houses in the area but hasn't sold, and she doesn't want to reduce the price further because it wouldn't give her enough funds to move on. There wouldn't be much more to be gained by getting another opinion on the asking price.

Babymerlin - I'm really sorry to hear that things aren't working out for you at the moment. It's a rubbish time to be trying to sell a house, there just aren't enough buyers out there at the moment. I do hope you have better news soon.

yes it is financailly draining , not to mention physically and emotionally, but to keep going we needed to downsize..... but our luck isnt in this dept either, brought at wrong time....selling at wrong time.
