We have already lowered the price, and so if lower again will be 10k lower. The thing is we need a little bit of profit to be able to buy a new house (we are downsizing!) so lowering again means there will be no point moving as we wont have the 10% deposit that we need.
He was compairing our 3 bed house with the 2 beds that have sold and saying that people are looking for 139k price range …… but we are 3 bed….? We would LIKE to move but dont HAVE to move. we would like to downsize and move closer to husbands parents. but if it means getting into debt to do it then i dont think we will.
i was just wondering if the EA telling us to move was just him just wanting it off his books.
i already posted a link few months ago to get views on why house wasnt selling, apart from doing the garden (as been to cold) and unable to move a pilon from our side my house, dont know what else we can do........ we have repainted, clearned, depersonalised, decluttered etc etc.

Is this the same street? If so the competition are selling for the same. How long has theirs been on for? Perhaps the price is too high:

Having said that, there's no point in cutting the price if it's not going to advantage you to sell for less as you say in your earlier post.0 -

You could get your local EA to use the never fails tactic by incorporating the wording PRICED TO SELL within their house description, thats bound to get the buyers flocking in.
But seriously, why the hell do EA's put such cr*p in their descriptions.

House looks nice. Personally, as a prospective buyer, I wouldn't really want anything changing.
The garden is fine, people can do something with it if they want to, it's basically ready to go. If they don't want to, theres nothing particularly wrong with it.
I've just done a quick scout of the area, for similar properties to yours (end terrace, 3 bed, in Chippenham). I don't know what the immediate area is like around these houses, however, you are up against lower priced properties.

It doesn't seem particularly overpriced. However, those of the same type of house as yours, seem to have also been on for a good while.
In the rightmove listings, just below yours are houses for the same price, however, they have also been on since June 2010, October 2010, July 2010.
One property (not as nice looking as yours, admitadely, I'd prefer yours!) went on in November 2010, 20k lower price, and sold in a month.

Take from that whatever you can. Theres not enough listings immediately and not enough sold to actually draw up proper comparisons.

....and what the current owner is prepared to sell it for. If the 2 can't meet the value hasn't been determined because there's no trade.
Going by that theory, a house is worthless unless the seller gets the price they want.
Which would make compulsory purchases a breeze. Just take it off em if they won't accept the valuation.0 -

The second one on your list looks as if it's just round the corner - exactly the same but on the market at £139,500 - so £5k less and open to offers.0
