If someone makes an offer and you just say "no" how do they know where they stand. It wastes everyones time then because does the buyer go back and offer another grand or two, or go back and offer the full price? What if they can't afford the full price and walk away when really the seller only wanted a couple of grand more?
It just doesn't make sense.
If the vendor wanted only a little bit more then I would agree that a counter offer would be advisable. I would therefore assume they want a lot more.
Perhaps they are expecting several offers, perhaps they don't want to show their hand after the first offer, but wait till the second offer.
There are valid reasons for not negotiating back but I would agree that it is not always a good strategy0 -

7% less than asking price and the 'walk away' figure. Though it was meant to be taken off the market immediatly but is still on RM. Grrr. EA was also meant to call me this morning but hasn't. Such a pain!0 -
Great news! EAs are often slow at updating RM, so that wouldn't bother me too much. If you're concerned, get a friend to ring up and ask to view it.0

Can take a while to come off RM so don't worry. Give it another day or two - and check their actual website to see if it's off that.

Thanks guys! I've been informed it's coming off RM today. So what happens next? I've instructed solicitors and will be booking a surveyor this week. Do I now just wait on them (and probably chase the solicitor) to get everything done?0
