    I don't really know anything about guarantors, but can you not just go to them and say the T has defaulted on the rent so they now owe x??

    The guarantor is the tenants father, so I doubt very much he would be receptive to a demand for monies. It's certainly an avenue I will explore though....

    You can usually get your rent back through the deposit, and as stupid as this sounds the council will do nothing about the fact that they gave him money and he didn't pay it to you, they'll tell you that basically we gave him the money our job stops there, he can spend the money on whatever he wants. What a stupid system we have !
