    This is terrible, it's like a carry on film, without the comedy.

    I would bring a rapid end to this farce.

    I would write a final letter to the seller, tell him you have been messed around by the EA and have lost complete faith in them. Tell the seller you would like to make an offer and it will be your one-and-only offer. State the offer. Tell him to get back to you by phone (include your phone number) within 7 days or the offer will be withdrawn. End of.
    Tell him to instruct his EA not to contact you again in any way.

    Post it through his letterbox and wait.

    The other issue is that you dont want to come across as too interested really, either to the EA or the vendor. If the EA knows about the letter there has obviously been some communication between them.

    The vendor has your letter, saying you have on an offer, so even if
    the EA hasnt got your email for some reason, the vendor will be asking the EA 'so wheres this offer then?' The EA should then be chasing you.

    You are a first time buyer, and im guessing the EA thinks you are easy pickings to jump through all their hoops and believe everything they are telling you.

    Thankfully with help from this forum, you are not falling for everything they are saying!

    Personally I would wait a few days, see if the EA calls you, but thats easy for me to say!


    Hi Lindos90,

    When we viewed it, the vendor didn't mention anything about the other offer at all. It came up (from EA) only after we put in our first offer. EA pressured us to give them copy of our AIP and tried to push up the offer after we emailed them the first offer. And now they are not replying us after we increased our offer.

    Well....OH and me keep telling ech other to be patient...:)

    With good advice from here, hopefully we can make right decision for us soon....

    I'd say your advice was laughable!

    I wouldn't do business with someone who made themselves impossible to deal with.

    Making demands and only interested in the house for the next 7 days? You can jog on.
    Everything that is supposed to be in heaven is already here on earth.

    No, he is not doing that at all, he is making himself dead easy to deal with.
    From what I've read, the buyer here is being made a monkey of by the EA. As I said, I would slice through this treatemnt and make the offer direct to the seller, 7 days is ideal for a yes or a no.

    If it's a no, the buyer can escape the clutches of these unproffesionals and move on to new pastures with hopefullly better people involved.

    This EA is the reason why they are held in lower regard than even wheel clampers and pickpockets. :D

    While the advice is extreme, I think the analysis on which it is based is right. It is a power struggle with the agent trying to assert himself over the OP as buyer.

    What is needed is a strategy for the OP to go forward with, which brings an end to the agent's posturing.

    See to me, as a seller, then that isn't even an offer!! How can anyone accept an offer like that if they dont know how long they are going to wait around for someone else's house to sell.

    But this buyer has been given the run around, and it's definitely time to end this. some definite bidding against themselves here, although it is of course the job of the EA to get the most they can for the property

    I truly hope that no EA I ever employ gives potential buyers (who do have a genuine offer that they can complete on within a reasonable timeframe, the complete runaround) before putting the offer to me.

    I'd agree with that. But the advice given there won't do that. It will annoy everyone and make future conversation and compromise impossible.

    It's not advice based on anything except a massive ego or total lack of experience, IMO.

    Just want to give update....the property has been taken off the market today. Don't know whether it's been sold or not!

    The EA didn't even bother to inform us....well...I suppose we shouldn't be surprised with them.

    Ok....back to more viewings this weekend!!!

    EA can not insist - it is against regulations! There was another post about this a while ago, look it up.
    So just stay firm, tell them you've got AIP and do not want or need to speak to their mortgage broker and remind them you are not required to do so. It is not their business to know all about your financial position, all they need to know is that you are in position to buy ergo AIP.
