The Shelter website has some basic information for those going through a relationship breakdown which could give you pointers.
I re-iterate what the previous posters have said - no mortgage lender will accept someone onto a mortgage who has no demonstrable income, nor can she receive Local Housing Allowance (housing benefit) in this situation.

Is it feasible (i.e. affordable) for you to pay the mortgage in lieu or addition to child support until the youngest child has completed school and then sell the property? You could see a solicitor to see if this kind of settlement is feasible and check on the child support board on MSE if this meets with CSA rules.
You could sell it and give her some of the equity which will help her pay for the deposit, removal costs and so on, for a private rental property.
Is she in the position to get a job with a high enough income to join or take over the mortgage?0
