Housing Benefit Query

Hi, I was wondering if I have to declare to a landlord or estate agent that I am in receipt of housing benefit. Can someone let me know? Thanks.

I think you do have to as it could invalidate the LL's insurance. Im sure someone will be able to clarify this soon.

Yes you do as some insurance policys dont allow tenents on benefits including housing benefit, so if your landlord has one of these policys you may find yourself having to look for somewhere else to stay0

I am not aware of any legal obligation that forces a tenant to notify their landlord if, after their tenancy has commenced, they then subsequently receive LHA (such as losing their job after the tenancy has begun).
But prior to the tenancy, virtually all landlords and their agents will expect the tenant to provide information to help them determine if the tenant can afford the rent. They will usually expect the tenant to complete a tenancy application form to provide their salary information and employment details, and expect proof such as payslips or employer references if they are working. So even if a new tenant tries to conceal that they intend to pay their rent through housing benefit, it will be obvious if they have low or no employment income, that they are LHA claimants, this will come out as part of the standard tenant screening process.0 -
I have been asked for a bank reference once, but never employment details. I would be most unwilling to provide this information and I most certainly would not update the LL if my circumstances or employment changed. It is nothing to do with them.~*~ If you don't need it, it isn't a bargain ~*~0
