It's been getting on for a month so I'd have thought it reasonable to expect the problem to be fixed or nearly so. Has he chosen a roofer and just waiting for the roofer to have a free day? Or is he still "getting quotes"?
It IS winter, roofers tend to be busy.

I know it's not your job, but is there anything you can do to facilitate? Get a few quotes yourself and pass hem to the LL?

Write to the LL, point out the time that's passed and costs you've incurred, ask for a projected timeframe, and as B&T suggests, ask for a rent reduction.
  • Thanks. LL is taking reasonable steps, but for various reasons things are dragging on and this is now becoming a pain to me. The main thing is to get this fixed and I've certainly no plan to try to legally force a rent reduction/payment towards my costs. It's reasonable to at least ask about this, though?
  • Perfectly reasonable to request it politely.

I'll just clarify that the tenant is in a flat. It is highly unlikely the roof forms part of the demised premises of the flat and therefore the lessee probably has no authority what so ever to be instructing roofers (let alone his tenant) (unless he owns his own freehold/is a Director for the management company etc). (I appreciate the situation has now progressed from there), so I imagine the best he can do is to keep pestering the residents association/putting things in writing if they arn't fufilling their obligations to keep the building in good nick.

The management company (residents association) or the freeholder should have buildings insurance but it is really down to whether the problem is an insurable risk or just wear and tear on the roof but not really the tenant's problem.

Would the landlord be open to renting or buying a dehumidifier to help try and dry it?
  • Thanks - I'll contact LL. I am in a flat but repairing the roof is LL's responsibility and within their authority. I have a dehumidifier (which I've been using). Running it costs me money, though, and as there's still water coming in it's not going going to solve the problem.
