Take out the bottom three paragraphs. The rest of it is very professional, there is no need to stoop to her level. I think the bit about the reference is probably a bit long, i'd just shorten it along the lines of "no reference has been requested, nor will it be"
You are correct to assert your rights and aletter is a great way to show her that you know how to exercise them,but i don't think complaining to her about her own behaviour will improve her people skills somehow, just leave it out and rise above.Everything that is supposed to be in heaven is already here on earth.

Thanks Doozergirl..re-reading it through, I think you are right. I will remove the parts that are not relevant. I hope this post has helped others in a similar position to myself.....
I feel better about the situation now. I was expecting to be given notice to quit...I was wondering how might she explain it to my LL if she had done that though, seeing as my rent is paid on time each month. It would have been very interesting to see what happened.
However, I am very relieved that this didn't happen. I feel good about standing up for myself and maintaining my dignity in the process, unlike my LA who really let herself down.

We had some horrendous stormy weather here a couple of weeks ago, the vertical blinds in my flat were blowing up so high I videoed them and forwarded it to the Lettings Agency...with a note asking if they can arrange to send someone out to fix the patio doors due to the huge draught coming from them, I had the heating on about 25 degrees just to have the heat being lost due to the draught. I live on the 5 floor of a five floor building and I am on the end so the wind was whipping round the outside of the building................I am still awaiting a reply.
I now am filling out a housing application for another housing association to go on their waiting list as well as the other one I am on...I have emailed my Lettings Agency to ask for them to email a copy of my rent payments up to present..now, they were more than happy to do this for me in November for my previous application for housing....but since the Lettings Agency manager lost her temper over the renewal fees issue they have replied to me with the following::
I am sorry we do not do statements for tenants as your proof of payment is
with your bank on your own bank statements.
There would be a charge of £25.00 for the work involved in doing this for
you
Straight away, you can see she has contradicted herself...first by saying they do not do statements for tenants, and then saying there will be a charge of £25 for one...
So, my question now is:
Can I legally request a rent statement as I was happily given one previously.
And, can they charge this money for the issue of it after sending me one previously for nothing?
Can she stop all repairs on my flat like this? There are a couple of other repairs that need sorting
for the sake of the landlord, the bath is leaking also you see.
I am so fed up of this lady, she is SO unprofessional changing the rules to suit her weird moods..

Dear M,
Sorry to hear that your agents are still giving you trouble. I would stop communicating with them and communicate with only the LL, especially based on the agent's past behaviour this would be reasonable. Call your LL, discuss the work needed to your place and follow it up by letter to the Landlord.
I believe that the LA can charge for this, as they do not work for you but for the LL. I would think that the charge is unreasonable though. Why don't you approach your LL about this as well. And do prepare a copy from your bank records, along with a copy of this agents email for the housing association.

Thank you for your reply. I believe the landlords address is on my tenancy agreement. I will check and write to him.
At the end of the day, I am looking after his flat the way I would want someone to look after mine. So repairs, although I keep them to a minimum, are for his benefit as well as mine.
I will let you know what happens.0 -
If your LLs address isn't on the tenancy agreement, you'll have to write to the LA to request this. They then have 21 days to supply an address for the LL. You can also check on the Land Registry for just £4 what the owner of the property's name and address are.:A Thanks to all the lovely people who contribute their advice! :A0
