Underlet - what does this word mean?.

If this word appears in your lease as you cannot underlet, does it mean that you can't rent out a flat that you are the leaseholder for or does it mean that a tenant cannot sublet a room?.
What I mean is does this word actually mean just 'let' or 'sublet'!!.

    sublet means that as you are already a tenant by definition, you cannot then let it out. but speak to your Landlord as it usually says not to let part only.....the whole seems harsh but you do not say anything about the property so I cannot tell for sure if truly harsh

    You'd need to provide the precise wording but it appears you are forbidden to grant any lease under the lease which you ar buying. That would include selling a sub lease, granting a tenancy or indeed letting out a room.
  • Thanks folks. I think I was a bit vague there. Here's the exact wording from the lease.

    The Lessee hereby covenants with the lessor that the lessee will throughout the said term...
    (i) not assign transfer charge underlet or part with possession of part only of the demised premises
    (ii) during the last seven years of the term not assign underlet charge or part with possession of the demised premises without the previous consent in writing of the lessor (such consent not to be unreasonably withheld)

    There are no commas at all in the lease which makes it hard reading.
    Essentially all I want to know is what those two points mean in relation to me renting the property out.

    Any thoughts are very welcome.
  • I think it says that you cannot let it out without proir written consent from the freeholder although this part is in your favour: "(such consent not to be unreasonably withheld)". Which means that if there are other flats that are already let in the block then chances are that you will be able to let it out with no problems.

    Do you have a managing agent that could clarify this for you?

    You need consent if you let it out during the last 7 years.

    Before that, you can let it out as a whole, but not " part only ".
