My in-laws had their windows replaced by a company that was not FENSA registered and when they sold their house they could not exchange until they produced a certificate stating that the windows were up to FENSA standards. It cost them £100 for a person from the council to come out look at the windows and certify they were FENSA standard, took 3 days to achieve and they were able to complete the sale swiftly.0

OP,your buyers may not be aware that your soliceter has requested this indemenity policy, i know my soliceter didnt make me aware that he had requested one. So they may not know this is what is holding off exchange, they would proberbley think it was as ridicioulous as you do.Pawpurrs x0

i was under the impression that this is covered by the completion certificate issued by building control and i agree with allycat999 and others - go the building control visit route if possible.
the indemnity policy is an ar*se-covering exercise for the benefit of the buyers solicitor.0 -

We recently bought a house with a two year old extension that obviously includes windows. We have a final building certificate from the council (that actually delayed exchange for two weeks while they obtained the final certificate), there is no separate windows certificate.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. we had the same arguments selling our house recently, buyers solicitor wanted FENSA certificate for a porch we had added onto the house, the existing original doorway and windows remained. No FENSA certificate ever issued as it was 'new' windows, not replacement windows. As someone else stated the FENSA certificate is normally for replacement windows where existing widows in a property are replaced and confirmation is need they are up to spec for building regs.
If they want an indemnity to protect themselves, they can pay themselves.0
