    Hi,

    Yes, I do like your dog! Can I ask a few random questions,( not related to cash!,) but to your great dane? We've had lots of different dogs, mainly on the large size
    ie: red setter, golden retreiver, couple of german shepherds, and presently got an american bulldog. Love dogs! Last one is ageing now, bless him and we are thinking of what to get next! Maybe that sounds horrible, but always had a dog! Thinking of a great dane cos they are so beautiful! Do they live as long as ten years? do they really eat a lot? and do their claws grow really fast and need attention cos this is one area we hate.

    Of course you can try and gazump the existing buyers, then when either you or they lose out, one of you can come back on here and post about how horrible Estate Agents are.....
  • And now the house is back on the market (still no phone call or email from the estate agent as I would have expected though, I just happened to look on Rightmove and found out). Might make an offer in the next few days but not sure at what level...

    Go back in with your original offer...

    Seriously, call the Estate agent and say your offer of £220k still stands and could they pass this on to the vendor - you can but try. If they say no then increase to a full and final offer YOU are comfortable with and make sure it is final
