Pro's and cons of letting out to a foreign tennant

İ have a foreign student who wants to rent a flat from me in the uk and i was wondering if anyone could advise on the con's i have to be on the look out for--i can trace their roots in the country they are from and get references and info about them--they are turkish and i live in turkey currently--i read here once that a hefty deposit is necessary??

  • Do they know you are based in Turkey and therefore have decent contacts and presumably an understanding of how to trace errant creditors there?

    If not, I'd advise you to set up an AST for six months and ask for the whole of the rent in advance. A normal damage-deposit would be the equivalent of six weeks rent.

    They will have to pay your tax out of the rent to HMRC unless you appoint a UK-based agent or an exemption letter from HMRC.

    You also need a reliable agent (professional or friend) who can meet your obligations for you.

    If you know nothing about renting you have a lot of obligations to learn - EPCs, deposit protection, gas safety certificates etc.
