    Thanks LHG.

Well, Mr is so motivated at the moment. He actually seems happier than he has in a while. I think that the business of the late payments, strangeness of the partners etc was getting to him more than I realised. I truly believe that peace of mind is much more worthwhile than money so having to cut back is no great hardship. That said, we cant really cut back on some things any more than we have.

I have somebody coming to look at the flat for rental purposes this evening to tell me how much I can ask and the cost of them managing the rental. I know that I could do it myself but it might be good to not have to worry about it.

Meetings have been cancelled today which is good because it means that I dont have to drive over the mountains in the ninja rain and the howling wind.

My network is down for work so that gives me some time to do other things. Menu planning is on the agenda I think.

Good idea Lucielle but to be honest, because it is my flat and I am not really up to scratch on the legal side of things etc I would probably feel more comfortable having an agent to start me off. I might see what the different services she offers are this afternoon and take it from there. She said that she offers all kinds of things from finding a tenant and doing the checks, to full management and a combination of things in between. Today is just about finding things out. The mortgage company still have to give me permission yet.

I think its just as well, tbh - my colleague down here rents out a flat and a house, and you have to be *so* up on the legal situation - there are online landlord associations you can join, and insurances you can buy, but for an absolute newbie, there's a lot to be said for a management service. Still, don't just take their word for it - check out a few, and check out what other people do locally to rent their stuff out.

    Good luck with it!

Same here KC. Very gloomy but I have to move soon to go and meet said agent.
I have contacted a couple of others and the agent that I bought the flat from and is, in fact, the management company has also given me details on what they charge etc. I am not very keen on the agent that I bought from, something not quite right about them but I cant work out what. As well as them being the estate agent, management company their director owns the development company that built them. It is a small place - what can I say. Yes I think that peace of mind is worth paying for KC. Once I am up to speed and see how it all works I might well take it on but if I am out of the country I dont want to be getting calls saying that jobs need doing.

They're so integrated they've tied their feet together! That sounds a bit too matey, when you're going to be so far away ... any others out there?

I know KC and that is what worries me. The lady that came out last night was great. We ended up chatting for 2 hours. She does all different levels of service and can do a pick and mix service as and when I want different things. I really liked her. She wasnt "cheap" but nor was she expensive. She didnt actually say anything outright but it seems that she used to work for the agent/developer that I bought from and I read a few things between the lines. Next hurdle is getting a final go ahead from the mortgage company. I dont owe a lot but still need their permission. All the more reason to get rid of the mortgage asap.

Right off for a free local adventure walk today. Going to head over to an old mansion house via the fields. If you dont hear from me I may have been blown away.

I have ordered an ipad from Argos....... I am justifying it as a joint christmas present....... although if I am very honest I plan to monopolise it. I have also ordered a wifi dab radio for OH for his present. He loves music so I am sure he willl like this.

So MSE out of the window....... still you do only live once RIGHT?

I struggle with my phone Nic..... the Dab radio is a present (not something that I would buy as a norm) he loves listening to the radio and, I know he has been finding german and austrian stations on the interenet so a wifi dab would be perfect for that.

I love Cath Kidston.......... sshhhh, my friends from my old life would be shocked..... hunter wellies, jeans, jam making and now Cath Kidston!
