1 bed flat refurb....

Hi there,

I'm moving into my first flat at the end November/Early December and am hoping to make it look a lot better before Christmas! I've been getting quote's for work, but obviously as it's not my flat yet not been able to show people round. Quates have varioed from £1200 to £3,500, so I've no idea what's in the ball park!

All advice appreciated!

The work will be on four rooms

Reception room 4m x 3.66m
Bedroom 3m x 3.66m
Hallway (L-shaped) 1mx 1m leading into 1.5m x 2.5m
Bathroom (est) 2m x 1.8m

Jobs are:

Removing current vinyl flooring, some old decorations (mirrored unit etc).
Painting bedroom, reception room, hallways.
Laying 33sq m Engineered wood flooring through bedroom, recep room and hall. (poss inc underlays etc)
Removing old and Installing new bathroom suite and exposed shower (shower replaces electric, suite stays in same place).
Laying c2 sq m of floor tiles in bathroom.
Tiling 3 walls of bathroom.
Installing bathroom cabinet and mirror.

I'm planning to supply all materials... and can pay in cash.

Also, What sort of prices should I be looking at for installing a small Ikea Kitchen (It's about 3.5m x 1.8m) If the quote is low enough I might be able to afford to do this at the same time!

Thanks in advance, as I'm utterly confused about what's reasonable fior a decent standard of job!

    I would be sceptical of the £1200 quote, unless he comes highly recommended then I would bite his hand off :D
    Depending on what area you live, tilers normally charge anything between £25-35 a sqm, that normally includes the adhesive and grouting, you of course supply the tiles, I dont know if your flooring would work on the same price.
    Your decorating side would probably be approx £600-£800 if your supplying materials, but I would recommend that you buy the good stuff, 'dulux',makes such a difference to the finish.

    You dont know how they are working it out, are they charging by job, or by day, as rates vary.
    I never charge by day, (I'm a decorator) I charge by job, that way the client knows where they stand.

    I had a new bathroom put in over a year ago, he took the old one out, put in new shower and had the seperate toilet put in, both rooms were tiled, I cant remember the actual sqm but I think it was along the lines of 27, but he was very reasonable, and charged us approx £1700, that was all the walls in bathroom and toilet and the floor.
    I live in greater london, so prices are fairly high, but the guy who did the bathroom and toilet for us we sort of knew.

    I hope this has been of some help.

    BTW, on your quotes, does it have a breakdown of the prices for each job?
    Also, dont mention its cash at this stage, see how they go first.

    I was a bit sceptical of the £1200 too.

    So far I've just asked for a single quote for the whole job, as i'd rather just deal with one team of people. I'm going to be starting a new job at about the same time so the stress would be a bit much.

    What I'll do I think is schedule three or four guys to come in on the first day I'm in the flat to quote in more detail, but budget about 2500 in total for now for labour. If I can get it a bit lower than that I'll do the kitchen too..
