House to sell and no money to do it up

Hi - I have a house that has been up for sale for a while now with little interest anywhere near the asking price. Background is that the house was jointly owned by myself and ex. Ex has moved out of the area and I have also moved in with a new partner. The house is in need of some work (couple of wiring issues, small heating issue) and decoration as 2 of the bedrooms are still kids rooms.

1st problem is that I need to sell for the asking price or just under in order to cover my mortgage (mortgage is 3k less than the asking price of 83k)

Also I have no spare cash with which to do up the house so am trying to sell as seen and have pitched the asking price as such. Other properties in the area are selling for up to 10k more in pristine condition.

One option I'm considering is going to one of these "we buy your house" companies - What experience have other people had with these? Are there any good ones?

Failing that any other suggestions would be greatly appreciated.

  • The things that need to be done to the house are minimal and shouldn't put off a serious buyer. The real problem for you is that the house must be over-valued and that is the reason why it isn't selling.

    Also if you sign up on freegle/freecycle, you may be able to get some free emulsion and paint and just make the two bedrooms look more suitable for nothing?

  • I wouldn't go with a sell your house quick company. They're unlikely to give you anywhere near the asking price for it from what I've heard. Do a google search on them/search on here to see.

    Is there no way your g/f could move into your house and try to sell hers?

    The "we buy your house" companies will give you probably about 60% of what you're currently asking for it...

    Ultimately, if it's not selling, it's overpriced in the current market.

    Why don't you post a rightmove link, and let people see what they think. It might help...

    how long has it been for sale?
    are you using a local or a national estate agent? and how long are you signed up for?
    what price did EA suggest?
    have you had any viewings?

    If your home is really £10k under the price of the done up ones then changing the wallpaper in the kids bedrooms is not going to be 'the problem'.

    We viewed a lot of (nice) houses with decent decor - all family homes and not one had changed the decor in the kids' rooms. The one we're buying has 2 'kids' rooms' and we will be decorating them ourselves. I doubt that's your problem too. RM link would help... probably location, price or room sizes. Is there a 'compromise room/area'? Or is there something about that location that's putting people off? Might be something you can't do much about. Main road, downstairs bathroom, etc... Without seeing the details, it's hard to presume. Of course, it might just be that it's overpriced, but opinions on the details would probably help you. I hope the EA has put full details up with nice pics. I'm amazed at the number of people who can't sell and put up links where the EA hasn't even bothered to include room sizes! Are you sure the EA isn't telling potential viewers that they need to see their financial adviser before allowing viewings? That can obviously put people off.

    I presume you've called to get the 'sold' prices and aren't talking about the price the others are actually up for... (sorry if stating obvious!).

    What area's it in?
