Costs and fees regarding moving home

I am considering selling my flat in Wales and buying a house in Scotland. The ERC for my flat is £3000 but my mortgage provider has told me that my mortgage is portable as long as I buy another property within six months. Does that mean I have to pay the £3000 and then I get it back? If so, do I have to pay this upfront or can it come out of the proceeds of the sale?
What is the going rate for estate agent fees and again do I have to pay these upfront or will they come out of the proceeds of the sale?
Does anyone have any idea of how much a removal firm will charge us to move us almost 400 miles?
Will I have to pay two different solicitors - one for the selling in Wales and one for the buying in Scotland or can one solicitor do the whole thing? Any idea of what the costs involved with this will be and again will I have to pay this before or after the sale?
I dont really want to rent in between selling and buying. What are the chances of it all happening at around the same time?
Can anyone think of other fees and charges and whether they can be paid after the sale or before the sale?
I have very limited savings but really want to move and I really have no idea what I am doing. Any advice would be appreciated.

You pay some upfront and the balance on Completion

You asked much the same in your earlier thread, and I recall it was said there that you'd be best with two solicitors. It's very unlikely that you'll get a Welsh solicitor who is familiar with the legal process in Scotland and vice versa.
You'll need a Scots solicitor to act for you with regard to your purchase. Typically, you'll pay their bill after the transaction is completed. You shouldn't be paying more than £900 - £1000 or so for a typical purchase.

That'll depend on how happy you are about buying at a distance, how happy you are relaying instructions over the phone to your solicitor, and how much time you have available for house-hunting.
Also, the difference in processes will have an impact on how you offer for the house in Scotland, and at what stage you conclude on the purchase. Once your solicitor concludes missives on the purchase, that's you committed to entry on a certain date, and settling the purchase financially on that date. You need to be certain that your sale is at the stage that will allow you to do this.

The move would assuming they charge £60 an hour in total for two guys would be about 2 hours loading, 8 hours driving and 1 hour unload would be £660. They will probably charge you mileage of between £300 and £400 as they have to pay the guys to drive back so you will be looking at circa £1000 plus vat.
This is assuming it's a two bed flat, with nothing unusual eg pianos etc with 1 flight of stairs and that your using a proper removal company rather than a man and van
You might be able to get it for around £1000ish, due to the mileage involved I would recommend you get a fixed price in case there are delays on the way0 -
