concrete window sills and chimney repairs

hi I was looking for some advice on replacing concrete window cills. Myself and my partner are looking at buying a house together and it needs a lot of work. As we have a certain budget we are just working out if it will be worth going for and how much money we are going to have to put to one side for repairs. Most of the renovations I have an idea about how much they will cost, but we have noticed that the concrete window sills are cracking and one is half eroded away. I was wondering if anyone could give me a rough idea on how much it would cost per window to take out the sill and replace with a new one, or would it be better to replace them with PVC or wood. The sills are about 3 inches thick and 3/4 foot long.

Also where the chimney meets the roof tiles the flashing has come away. Where it has come away there is a tennis ball sized hole in the brick. Is this an expensive job?

Any help would be greatfull recieved.

    i work in a large builders merchants chain,concerete cills arent to expensive depends on the type(s1,s2 etc) but usually sold in lenghts going from 600,900,1200 etc to 3.6m of the top of my hea we charge about £15 for a 1200(could be less bit sketchy with being off for 2 weeks and vat increase) but there not a lot of money
    the flashing coming away i presume you mean lead flashing? you could patch it with flashband,or put lead back on it,but leads expensive and usually sold in 6 meter rolls
    also worth considering if your renovating a house,open a account at a builders merchants,we do 2 a cash account which is pay as you go or credit account you get 30 days to pay,you get free delivery on both which helps as its at least £15 a time and also get discounts set up on items your going to use,companies like us are fighting for all business so you,ll get good price if you haggle

    cills can be repaired or replaced. not a big job.
    same with broken flashing. and any pointing. again not big jobs.
    youre talking hundreds rather than thousands.
    Get some gorm.

    Thank you so much. We are getting a bit worried. We love the house and it has the potential to be a fantastic family house with big garden and all the room we need. It's just it needs so much work so was worried that it was going to cost a fortune for those bits especially as we already know that we need to replace the conservatory roof (not a big job luckily as thats what OH does), make a drive way (no parking at all at the moment) and put an entire new kitchen in. oh and it doesn't have central heating and needs a new water heater installing,so obviously if we go for this option we need every penny.
    It may not mater now anyway as we don't think the owners will drop the price. It is stood empty at the moment and is amazing how 3 months of no one living there has affected the place! The owners just don't care, they don't even realise how bad it is as have only been to the house twice in the time its been empty. They just want as much money as they can get. Anyway there's someone been snooping around it that buys all of the property in the village thats a half decent price for the land, so he has the money to get it. He is most likely to know down the house as there's enough room for at least 4 houses on the land.
    The poorer man loses out as usual. Will just have to see.
