Depends on how big the cake is :rotfl:.

    Stage 1 - sell BTL 1 - complete (ish) - exchanged :T

Stage 2 - buy new BTL 2 (to be known as the Bird House for reasons best known to me :D) - complete (ish) - exchanged :T

Stage 3 - find new tenants for Bird House - complete :T.

Should have known it would all work out as purchaser has a friendly name :).

No figures & pay off impact till completion in 12 days .

    :).

    Stage 4 - pay off mortgage on btl 3 - done :T.

Financially we should have kept it for tax reasons:

Cost of lost tax relief: £150

Cost of satisfaction gained: priceless :D

Felt great to watch the Faster Payment going through :T:j:D:beer::D:j:T.

Next month will be another 16-17k off the balance (possibly more, negotiations with Mr GG are ongoing ;)), but as of today we owe:
£60,763.51 :D giving an interim payoff date of May 16 :D.
