    Well done on the re-let, quickest I've seen, well done. I may need some tips as parents asked me if I'd start to help them out with a few bits and bobs relating to their houses. Father has admitted he's getting too old for it altogether and mother is fed up of dealing with all of them by herself - don't reckon I'd want the hassle of all of them at 72 either.

  • my house is over 100 years old and i put furniture against walls?! although have thick skirting so not touching it. only room it is a problem is bathroom downstairs when lodger doesnt open window after shower. but even then it dries. can you get a little vent put in top of window frame? i have a little one inch flap i can open to let a tiny bit of air in

    If you saw the mould in the bathroom you'd realise it needs more than a little vent :eek:. Fortunately it will all be sorted by Christmas so I won't be dragging you up there with a scrubbing brush on Boxing Day ;).

    Gallygirl, please forgive if this has been asked before, but have you had the rental properties for a long time, and how do you find them in terms of what they bring in compared to the cost of maintenance, etc? ... I guess if you have several of them then they form part of a long-term or retirement plan? ... I have one rental flat, one I bought a while ago and lived in before I moved last year. That isn't a huge amount of time so was just curious to hear how it has gone for you. If you don't mind my asking. :)

    We've had them a few years. With plans to pay off mortgages in next few years, or at least be mortgage neutral, they will be bringing in a good income. Gross yield is between 4.5 and 7%. We're selling the one with the lowest yield as it's also most expensive in terms or repairs so hopefully our rental income and yield will both increase.

    The yield is very misleading as if there was no capital growth the yields would be even higher but obviously we're happy with capital growth (although it's not been that high).

    That's a pretty good yield. I know a few people who are much bigger fans of shares than property but 4-7% is very solid. Mine is a retirement strategy basically. Between it, the pension (small) and whatever I can sock away in savings between now and then I hope to have some kind of liveable income.
