    You have done this twice before and she hasn't dropped you in the s*** presumably when she would have been worse off financially, ie at univ, the only circumstances to have changed are yours, surely hers have got better?

  • I've had to get one before when I was looking for a new place to rent. At the time I was on my own, had an income of sorts as a supply teacher - but obviously that's transient and offers a landlord no security at all (although I never ever missed a rent period because my mother brought me up to know that the first flipping bill you make sure is paid is the roof over your head... shame my cousin missed this memo but that's another story). My mother stood as mine - but again, the fear she'd have killed me if I ever mucked about paying rent is a massive motivator!

    Other landlords never needed this, and once I got with hubby who has a salaried job it was no longer a factor.
