Loft Conversion £7000

Just had a quote, not on paper for a loft conversion with 2 x velux windows, bulding regs etc
fixed staicase with fire door at the bottom, bannister at the top, not including electrics.

this price any good for a 3 bed terrace, also could I sell as an extra bedroom?

£11.500 for dorma conversion

    I am not expert but I always thought as long as planning permission was giving and it had a permanant staircase it could be regarded as a 4th bedroom.

    NOTE!

    Adding / extending your property does not mean it will increase in value and can often degrade value (eg converting garage into room etc).

    If you need the space, do it. If you want make money, do you homework first.

    Thats a good point certain things dont add much value and you can also add to much to a house in an area all the same that wouldnt necessasry increase it value that much.

    Crikey that price sounds unbelievably cheap to me,where do you live???
    We were quoted a year ago for a loft conversion,had to be with a dormer ,as there was no loft space to have only velux in and the price was £35k!!!!!
    I think round here now the ones with velux only cost about that!!!

    As solicitors and lender are getting "wiser" on this sort of thing, I'd say you need PP and Building Regulation approval for this to count as a bedroom. I'd also echo someone else's comment, it sounds too cheap. What floor area are you talking about here?

    Are there other properties in your road with loft conversions? Do you have parking sufficient to cope with a substantial sized family house? There are roads where there just isn't call for extra bedrooms and as a result, they don't make back the moeny they cost. It mightn't be the case in your street, but do your homework.

    I'd echo other sentiments that it sounds too cheap. Loft conversions are renound for being the most expensive type of 'extension'.

    Sounds very cheap, I would be concerned about the quality of the work. I would of expected it to be closer to £20k

    EDIT - apologies, found the thread from a search and didn't spot that it was so old.

    im in the building trade, and that does sound very very cheap. make sure you know what your getting and in writing, is it just a skin or a fully finished job ie plumbed plastered tiled decorated etc etc for that price
