rough bathroom replacement cost?

I am looking to get quotes in the new year to replace my bathroom with a view to selling my house in about a year. I'm looking for it to be functional and tidy rather than designer/fancy etc.

I was wondering roughly how much I am looking at, I'm in Dorset if that makes a difference price wise.

Ok.........

My toilet and sink/bath are in 2 separate rooms next to each other (house built in 1960) and I am going to leave it like this as I don't want to start looking at knocking down the dividing wall.

For the toilet 'room':

re-tile floor
re-tile wall to half way up and then paint the rest of the room
replace toilet

For the sink/bath 'room':

re-tile the floor
re-tile the wall to half way up and paint the rest of the room
replace sink
replace bath with a double shower and the screen/tray etc

Some kind of ventilation grill in the outer wall or some kind of ventilation of some kind. There isn't any currently and there is a black patch that appears on the ceiling over the bath particularly in the winter even with the window open.

The current bath is a 3/4 length with an over bath shower which runs from the bath. I want to replace it with a shower as a 3/4 bath isn't great to use and I think a shower would be much smarter.

The floor tiles are horrible and just seem to soak up dirt which is why I want to re-tile. I already have the wall tiles. I am saying I want a half tile as the tiles are coloured (the mixed shades of blue little square design if you know what I mean!) and it would be a bit OTT to have it all the way to the ceiling but would be willing to have the top half plain white tiles as an alternative.

The plumbing etc would all stay in the same place.

I want just a basic, clean suite.

Any thoughts etc much appreciated. Although I am looking at replacing it for eventual sale that won't be until the end of 2011 at the earliest so I'd be using it until then. It's just currently an eyesore :(

  • We just spent over £3k on ours, got a Roca suite, nice tiles etc. We did go for slightly pricey stuff though, so easy to do much cheaper.

    I'd think carefully about removing a bath though if it is the only bath in the house and you are planning to sell. It would be quite hard for someone with kids at 'bath time'. Or maybe your house is 1 bed so it might not really matter so much. I still like a bath though, and wouldn't be likely to consider a house without one unless I planned a refurb to put one it anyway. Bit of a shame to exclude part of the market maybe.

    You could probably do it for around £1500 depending on what you choose and how much you pay the tradesmen. I'm sure there are tiles out there rather cheap, but tilers charge wildly different prices. You can get toilet and sink sets for around £150. We did look at some lower cost ones, I quite liked the RAK 'series' (think it was 'series 300', not sure), quite good prices. Looks decent and modern.

    Wouldnt leave the room without a bath. Really cutting out a lot of the market doing that, I think....

    You can buy 'toilet to go' and 'sink to go', which I've fitted in a house before now & was fine. £49 each

    Instead of fitting a new bath, I've also had the original bath refinished. Would never have guessed it wasn't a new bath when it was done. Mind you similar cost to replacement, just a lot less grief to just have refinished.

    I had mine done last year. Replacment and disposal of bathroom suite and all new SS flexible tap and bath hoses both in bathroom and kitchen. Cost me less than £600 including plumber at two full days @ £125 per day.

    Just seconding the comment about NEVER removing a bathtub in thi situation unless absolutely necessary - I turned down houses that were in many other ways better than the one I bought simply because I couldn't live without a bath even temporarily - and I can't be the only one. You WILL lose buyers.

    We did two bathrooms a few years ago.

    First one in 2005. In the house we were selling. Rip out old coloured suite and replace with B&Q's cheapest three piece. Tile floor and retile walls to half height (over existing tiles). Room approx 9' x 9'. Cost £1k almost exactly.

    Second one in 2006. In our new house. Rip out original 60's bath, shower, basin and lavatory. Replace with double size shower, free standing bath, 'designer' basin and toilet. Install range of storage units. Replaster ceiling and instal spots. Tile floor and walls with 'designer' tiles. Room approx 18' x 10'. Cost exactly £10k.
  • Done 2 bathrooms now, first was 6 years back, stripped whole room out, new suite, tiles, paint, blind, mirror, flooring, lights etc.. came to about 800quid.

    Just done the 2nd one a few weeks back. New suite, P shape bath, thermostatic shower, loads of plumbing, 2 walls fully tilled in nice designer large black tiles, blind, light, flooring, shower screen, paint, all came in at about £800 again.

    Id seriously think twice about not having a bath in a bathroom, as people dont like that. You can really shop around and get some good deals. You can get a whole bathroom suite for about £180. But, its things like tiles, adhesive, grout etc. which soon adds up.

    I did all mine myself, but if you get tradesmen in you will soon spend a fortune. Mate of mine had the same bath suite as I had fitted and the labour alone came to £500. My other halfs parents just had their bathroom done, and that came in at nearly £10k. !!!!!

    Many thanks for all the comments....i hadn't thought about the strength of desire for a bath with me looking to sell. The house is a 2 bed bungalow in a mostly retired street (I'm one of the few people in the road not retired!) and is suitable really for a couple rather than a family. I guessed that more people would prefer a double shower to a 'short' bath.

    Price wise, I'm pleased with how you feel it will pan out.

    I will start looking at 3/4 length baths (1480mm length)....i'm guessing the choice won't be as extensive but as long as it is plain and functional that will be fine.

    ETA: I have been thinking today about an alternative which is to leave the suite there (it is just a white plain mid 90s one) and have new flooring covering and tiling done, a nice shower put in rather than one from the mixer taps and some decent ventilation, change the taps and put a new bath side panel on....there is nothing intrinsically wrong with the suite it's the stuff around it that looks an eyesore...hmm....might save me money perhaps...
