How much for a complete interior modernisation?

Firstly, Merry Xmas!

I'm thinking about asking an interior designer to gut and modernise the interior of my house and wondering how much it will cost and if you guys have any suggestions from reading my post?

I think the kitchen will require the least amount of work as a new one has only been just fitted.

I initially wanted to resize some of the rooms on the first floor and move the bathroom from the back of the house to the front and utilise the space as a third double bedroom, but with more thinking, I decided a complete refit is in order.

I have a detached 2 floor house. The ground floor area is 600cm x 700cm (less on the first floor due to staircase and space outside of rooms) to give you guys an idea of what I have to play with.

This is the list of things I want done.

Electrical refit, including halogen lighting in all rooms.

Plumbing, including relocating boiler and new modern radiators.

6 modern interior doors and door frames.

Resizing of rooms on first floor.

New modern bathroom, fully tiled.

Plastering and decorating.

Stopping drafty floorboards.

Moving attic access.

    You'd be better of moving TBH as shifting the bathroom will be very costly.

    Just from your list, I'd budget for £30k
  • I've thought about moving to a more modern house, but I will be taking a serious loss of more than £30k to do so and I think the new house would be smaller too.

    This is my first big project, so bare that in mind, but would I be better off asking a builder or an interior designer to get the ball rolling?

    I want to have the show-home look at the end of the day.

    More like an architect and building surveyor if you are going to be reframing upstairs and looking into moving the bathroom, so issues of soil stack etc. Once you have the plans, builders can bid for the job.
