J.A. Ball new homes

Hi,

we are first time buyers and we are thinking of buying a new build house by J.A.Ball (North West Leicestershire). This is independent builder which has one development at the time, I think. Before you all start saying that new houses are overpriced, I know that. But I really love the house, it is set in a beautiful location at the lake. It has the best usage of space I've seen in any new build houses.

What I wanted to ask is has anyone had any experience in dealing with them? We would like to offer less that the asking price (which is £165-£172K) depending on which house we will decide to go for. They all are 3 bed. All bedrooms are very good size, none of them is 2m by 1.8m. One of the houses has a small room which is 2m by 1.5m, but then they don't call it a bedroom, but a study. Sorry for going on, but I just love the house!!!!

What do you think would be reasonable amount to offer? £10K less? We wouldn't be able to choose the fittings as houses are nearly finished. I would like to hear from anyone who bought a house by J.A.Ball about they experience. We are not good and haggling with my partner - can anyone suggest any tricks we could use to get the price down?...

  • No advice, just wanted to say that we almost went to look at these but didn't make it. If we were still in a position to be able to move we'd have been looking there too, as I love the look of the development from the literature I've seen. Just down the road from us too :)

    You can make as many offers as you like, so if you go too low and it's rejected, you can always try again

    Nice to hear from someone close by!!! The houses are fantastic - the best I've seen. I would have loved Plot 45, but it is gone long time ago. Now, my favourite is The Birch, but the Aspen might have better resale value with the view to the lake. Need to persuade my partner to go for one of these.

    We saw some other houses this weekend, but none of them lived up to the Birch!!! We even went to Barratts in Melton Mowbray and viewed Norbury, which is about £200K mark, but it still didn't beat the Birch...

  • Our move is on hold for about 6 months now, and it may not even be local now, but if it is we'll definitely be looking if there's some still available, especially after hearing how much someone else loves them :)
