Tracking Rogue tenant

Has anyone any good ideas on how to track a rogue tenant BEFORE he disappears and leave behind problems of unpaid bills and people demanding money.

Unpaid bills and people demanding money are not your concern. Your only concern are the monies owed to you. What references did you take up on this tenant and do you have a note of their employers address or NI number? Did you take a deposit and have you protected it in one of the three approved schemes?0

Don't see why the landlord should have to pay for the tenants bills? They really need to take resonsibility for themselves and as for service providers wanting to change that they can jog on. So are service providers gunna chase mortgage lenders when a person's house that they owned is reposessed..yeah i can just see that happening! As a LL myself, I would say in the last year, I have had more communications from service providers, council tax office and bailiffs seeking information for ex tenants than I have ever had in the past 16 years of letting, particularly the local council offices trying to direct council tax payments at my door.
I believe that service providers want to hold LLs more accountable for the services supplied to their/LL’s tenant/s premises.
I personally would like to work together with service providers etc.,the Data Protection Act stopping me some what from doing the same. Recently I had a long term tenancy come to an end, the mail accumulated and left behind, together with future debt letters, clearly indicated the same tenant used different names to open different types of service accounts, including housing benefits etc. etc.0 -
Join landlordzone - I can't remember link but they'll advise you to wait a few months after eviction and then use findamonkey (or something like that) it's a no find no fee service.Inside this body lays one of a skinny woman
but I can usually shut her up with chocolate!

In addition to what has already been posted, the only things that spring to mind for future tracing are to obtain any car registration numbers and to retain copies of any tenant referencing documents you obtained at the start of the tenancy.0
