Purchase: One last view before exchanging contracts

My solicitor recommended one last viewing of the property before I sign the contract. Would you say it is worth while? If there is a hole in the wall when I move in, is that solely my problem as it's now my house?

YES.
I bought an empty flat once and on the day of completion I found the bathroom ceiling in the bath due to a leak from the flat above.
Wish I had viewed again before exchanging as I would have pulled out the whole process had taken ages longer than it should and this was a real insult to injury.
You don't have to pull out but you can insist anything that is wrong is put right, you have a lot more leverage at this moment. After exchange your committed.0 -
It is up to the seller to keep the house in the same condition between exchange and completion. If you haven't seen the house just before exchange then any problems you do find when you move in could be argued to have been there before exchange so it would be down to you to sort it. Definately worth doing the final viewing to negate this risk.0
