    Thank you very much for all the lovely suggestions - really helpful and kind of you all to take the time to reply.

    Well DH went into the shop/post office this morning and who should be there but the LL! DH explained calmly and politely what had happened - LL denied all knowledge and said that the work was finished but would make enquiries.

    When we got home tonight - the pipe had not been replaced, as there isn't the room for it - but a short length of drainpipe has been added to their guttering, if that makes sense?

    It means that our water is being drained away, but will be a right pain in the arris when we come to get the porch rebuilt! I'm not sure whether to complain again (as at least we have proper drainage again now) or wait and see what happens when the porch it redone.

    He is racist and sexist, but it's proving these things, isn't it - and as we hope to move I don't want to make waves - we have already reported previous tenants and him to the police, but nothing was done - the reports were filed at the local station and got 'lost' - we were visited by Scotland Yard detectives who specialise in people trafficking 2 weeks after they left!

    Keep hassling the Police and tell them you will take it to your local MP as sexist and racists comments should not be tolerated, you really need to stand your ground on this.

    The only problem would be if you needed to disclose the information when you want to sell. ' ... and the neighbours ... oh yes, it's owned by a racist LL who rent it out to anyone .. mainly people who commit criminal acts ...' It's alright standing your ground but what is the benefit to the OP (OK I know ... they came for the communists but I was not a communist ..) when they want to sell soonish. Shopping him to HMRC - different story, even if he pays tax etc they may give him a right going over if he starts the sexist attitude with a female tax inspector.
