Thanks so much to everyone for all your comments. We think what we're going to do is email the seller a list of all the issues the survey pulled up to show them how many maintenance costs we're already facing which we hadn't realised when we put the offer in (but which we weren't going to renegotiate over so haven't told them before) and then pull out if they still won't compromise. I understand everyone saying "It's only £3k - it's not worth losing a house over" but the survey had already thrown up a few thousand pounds worth of work and there has to come a point where you draw a line as we don't have a bottomless pit of money (unfortunately
). We are also aware that surveys and PIFs don't pick everything up so we may still need to spend more we don't know about, and we have been worrying the gas service issue may be a clue they've not been that diligent with home maintenance in general.
Luckily for us, we are not in love with the house. It's just the one we liked best that was on the market when we wanted to buy. If this falls through, it will be a pain, but there will be another house and things tend to happen for a reason.0 -

I find it a strange thing to potentially pull out of a house sale for at the eleventh hour. We have a boiler that is 18 years old and has been serviced by the installer each year.
However, it has broken down at least 3 times over that period and has had replacement parts. The point I am trying to make, is that even boilers that are serviced can break down.
Even if this boiler breaks down, it does not mean you will need to replace it - repairs could be possible. If I was selling my house and the buyer insisted I replace the boiler as it was old, I would not respond favourably (Unless I was desperate to move!)0 -

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should

OP hasn't said it 3 thou for a boiler she said it for other issues that the survey has raised, and the boiler was yet another concern.

edited to add.... I read it that OP is asking for 3k off in total for the repairs which will cost a few thousand, and included in that 3k is the boiler replacement money??0
