Dont you think it would be better looking at eg rightmove, which gives you what the houses are slling for in that particular road or area.
I put my house on the market 18 months ago, I bought it for £30k, it's a 4 bed victorian semi, attic,cellar, gardens front &rear, massive in 2000. It was made into flats, but I have spent £45k on doing it up and it's spot on.total rewire, new pipes , ch, 2 baths, the works.
I had someone offer me £50 k 18 months ago as he said I only paid £30k for it, so he said it was fair. His feet didnt touch the ground. Houses in the area were going for £180-230k in the same road, It's just I struck lucky at the auctions.
There are some cheeky sods out there, I see it as if I don't like the person who is viewing, I don't want them to really have 'my home' as they wouldnt take care of it.
Fortunately for me, I didnt really need to sell it, was just looking at choices to move.0 -
I agree. The price paid for something has absolutely no baring on what the current value of that item is. Its all down to what the current market price is for that property, based upon recent selling priced and what buyers are prepared to pay.0

The arrogance of buyers you talk about swings both ways too, so I think being armed with what they paid for it is a good thing.
I have just been looking at houses. One we saw looked nice, price was ok but having a look at sold prices the owner paid £50k less (20%) a year ago and having asked what they had done to the property they had done nothing.
To me this hints at an unrealistic seller and put us off immediately. Perhaps they had got a deal when they purchased, perhaps it was not currently overpriced. Who knows and who cares, all it did was put us off the property so we moved on.
C'est la vie! Luckily we had our offer on a much nicer house accepted this morning - hoorayThinking critically since 1996....0 -
