Preparing to leave rental

  • We're currently in the overlap between moving out of our rented and the end of the tenancy (because of how the house purchase worked out we had pushing a month overlap). We're liable for the council tax until the final date of our tenancy - but on unoccupied rates, and utilities till then - but we've switched it off our monthly payment plan we're currently on with our provider onto straight on-demand billing as the usage is obviously minimal. Obviously in this weather we've left the heating on - got it coming on in the middle of the night when it's coldest and then again in the middle of the day just to maintain the temperature and we're along there every day running water through to keep the pupes unblocked as best we can (considering this house we've bought currently has a bathroom sink out of action from a frozen water pipe - and the fact a relative went away last year to come back and find the pipes in the loft burst in three places, no ceilings, 7 months out of their house while it was stripped back to walls and a 35 grand rebuild bill - not taking that particular chance).

    Still have a few bits and bobs left to move along here, picture hook holes to fill and repaint, a bit of loose wallpaper to restick on, and the girl who's coming to clean the cruddy cheap, look lousy at the drop of a hat, cream carpets the day before the tenancy ends.

    LA fully aware of the current situation and fine with it - they've been along a couple of times doing viewings (and had to bug me cos they've lost their keys) - I drew the line at them wanting me to be available for a viewing on Christmas Eve though!

    I wouldn't dare attempt it, the boiler is hagging and I wouldn't want to be the one responsible for breaking it!! (It's broken three times this year).

    I'm moving quite a distance away, so would only be able to manage a visit at the weekend to check on the property. That's why I'm keen to surrender the tenancy and any rent I've paid so I don't have this extra hassle.

    I've just had a chat through with LA and he's said he'll come check me out on 30 Dec (charge waived). He said he's not accepting a surrender but LL will take full responsibility for the property (inc ctax and utilities) from 30 Dec onwards. So on the flip side if they get a tenant before 22 Jan then I'll ask for a rent rebate too. Seems a bit too good to be true?
