Should ring a bell mate, he should know the law! Like others have said, inform your solicitor and get him to do the work that he charges a lot of money for anyway.
Sounds like your communication has broken down with the sister otherwise this would have been far easier. Mend the bridges or do it the legal route are your only options really.Please support my thanks button if I have been of any help

I am absolutely certain it would be the responsibility of the estate. Would for example a credit card debt disappear simply because someone has passed away? It is a common myth. If there is an estate then bills need to be settled up before things are divded up and this is a job Solicitor's do a lot.
I'm not sure the Solicitor will be able to help if she is working for both of you, there may be some rules against such a conflict of interest.
