  • My place was let through one agency but is managed in terms of maintenance by another agent who handle all the landlord's properties. Quite why they did not market the property for rent I do not know. Just explaining how this is possible.

    So:
    agent 1 set up the tenancy.
    Agent 2 manages the tenancy.

    It is therefore far from clear who should be renewing the tenancy. Write to the landlord
    a) seeking clarification of which agent he wants you to deal with
    b) letting him know what agent 1 has proposed, and what they are charging you
    c) Telling him your feelings about the charge, and your preference for renewal (ie, new 6 month fixed term; new 12 month fixed term; periodic tenancy with no fixed term)

    After all, your contract is with the LL, not either of the agents.
