Chimneys

Just about to buy a flat bothe the chimney stacks need repointing, and one has a list.

Any ideas how much this would cost to repair thanks in advance!

    Re-pointing is not a big job £100? £500?

    Listing could be serious. Depends why and what needs doing. Knock down entire chimney and rebuild? Has it affected the structure of surrounding/supporting walls?

    Get a structural engineer to look.

    I agree with G_M - the listing chimney could turn out to be v expensive if it needs to be rebuilt. We were recently quoted up to £1,500 to fix this as it would involve scaffolding being put up, changes to the join with the roof and strengthening a few feet down into the chimney (not just the wonky bit above the roof line.)

    But if you consider the potential damage of a chimney stack falling down from the roof then 1,500 isn't that much.

    With the other chimney stack that just needs repointing you might be able to get away with a couple of builders up a ladder doing a quick fix but access issues/ safety/ and scaffolding hire would add a lot to the costs.
