Land Registry Predictions 2011

Nominal between up 2% and down 5%.
Inflation dropping to about 2% so real flat- down 7%.

I think they'll be flat(ish). So about 3% down over 2011. That's the difference between the price today and the price then (not including any of that inflation malarkey).
Be interesting to see Hamish's prediction, as he was the one who was closest the last time we did one of these on a large scale.

Whilst I know that a lot of people don't like ANY of the indices we would have to pick one to act as a reference point in any predictions thread. I say we go for Land Registry and the most recent issue was on 26 Nov 10 with an average price of £165,505. This is likely to be revised a little but lets say its not.
Between now and the report at the end of November 2011 it would be interesting to see what people feel the change in prices would be (and just straight comparison so that if it is £165,505 then my 0% wins).
Anyone else prepared to predict (and I will update in a week or so to show the table). No problem if you want to predict the same as someone else but it would be less interesting.

At the end of August then the figure is £163,049 it having gone down to £160,996 in March. My prediction looks pretty good up to now considering at one point the price had dropped nearly 3% from the start figure, now we are closer to -1.5%.

I know there a factors prediciting a modest fall of 5% for the next year, but putting -1.5% would figure in my thoughts that were pretty much in a stagnant period.:wall:
