    unemployment stats today show its up to 2.5 million. council of mortgage lenders said repos will rise in 2011

    Im sure unemployment will go higher, but not much.

    'Recovery' is slowing
    Interest Rates - the only was is up (a bit like Yazz)

    So will all these things only affect mortgage holders or will they just affect everyone. A house could cost a fiver but if you need to borrow that fiver and no one will lend to you then its still unaffordably for you. I think the above factors will mostly contribute to stagnation of market.

    Even with rising repo rates it is still a very small percentage of mortgages and an even smaller percentage of home owners. Rising unemployment will hit all those being made unemployed but not all will be mortgage holders and and even smaller percentage will be caused financial difficulty as either they will find another job, will have enough savings or redundancy package to keep going until job found or will be insured against unemployment and mortgage will continue to be paid.

    FTB's with a deposit and a good credit history can buy and banks are lending to those deemed a good risk.

    I am not convinced IR will rise in 2011 TBH. If they do the rise will be minimal at 0.25% then hold again for a while. I cannot see a return to BoE BR 5-6% this side of 2015.

    This is a debate the economy board.

    The economy has been propped up by QE and massively low interest rates, SMI, and also worldwide factors.

    You wished to discuss the fall in all these factors. Yet now, you appear to be bored of talking about them.

    Unless you are stating all the above factors will stay implemented, and people will just be alllowed to live in houses they simply cannot afford, then the issue is still very much in our faces.

    If you do not wish to discuss them, fine. But simply overtaking the board with playground slur and HPC linkups whenever someone else wishes to disucss what you were only to happy to discuss when it was going your preferred way is a little stupid. No?

    Jees Graham, I've got to admire your enthusiasm! More than five years waiting and still a committed falls enthusiast. :T We've had the repossessions, unemployment, death, divorce, interest rate rises, lack of mortgages, excess of supply arguments done to death but you still like them.:beer:
