Hi,
we are about to sign the contacts on our new house which is about fifteen years old. When I saw it today the shower did not work. How do I get this sorted? Is it via the EA or my lawyer?

Have you priced up what this non-working shower might cost to repair? If it's £20 it's hardly worth talking to anyone but if it's a complete re-plumb and replacement it would be another story.
Also, what needs to factored in is how competitively the property was priced in the first place. If you got a decent bargain your vendors might take it amiss if you want to re-negotiate now at this late stage and whether there's a chain which you'll be messing with more delays. Plus, of course, is the feeling that what else is there that's not what you thought it was.......?
if you're intent on dealing with this shower business it will be the EA you need to contact in the first instance.0 -
The cost of replacing the shower (worst case scenario) is minimal compared to the total cost of buying a house. Did the shower not provide any water or just cold, were all the electrics and water switched on?If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

ea's will usually have a statement in the property particulars that they have not checked that anything actually works etc and it is upto the potential purchaser to check this for themselves0

Personally I'd try a plumber, although I do know one lawyer who is quite good with her hands...
