Freeholder permission and porch building

Hi,
We have just purchased a leasehold house.
We've been told that we need permission to install a satellite dish . Is that so?

We also want to complete the small porch -the roof and two side walls are already there, we just want to build the small front wall which will only include a door and a window and some wood under the window.
We wrote to Baratts asking for their permission and they replied asking £250 for the satellite dish and the porch front door which sounds excessive.
I only want this porch to leave the parcels when we are not in so we don't event want to build the floor. Is it OK to have a porch without the floor?

    Not sure how not having a floor affects permission for a door.

    Your options are:

    1) pay up and do it legit
    2) don't bother with satellite or porch
    3) go ahead anyway and risk whatever consequences you might face if Barratts find out and decide to enforce the breach of lease.

    3b) same as 3, but tear out a cheque from your chequebook and fill in the stub to say you paid them, then shred it ..... and if they go "OI!" swear you sent the cheque and are happy to send another.

    By the way were you advised about the issues involved in buying the freehold? How long is the lease?

    Without having a copy of your lease to hand but living in a leasehold flat and having friends in leasehold properties, generally the answer is "yes" you have to get permission for everything you put on the outside of the building or alter on the outside of the building. This includes changing or adding windows and doors unless your lease explicitly says you don't have to.

    Whether your freeholder charges to give you permission depends on the freeholder.

    I actually changed some pipes and moved one slightly a few years ago so sent a request letter to my freeholder before hand. They never replied but a year later sent someone to have a look to see if it had been done properly.
    I'm not cynical I'm realistic :p

    (If a link I give opens pop ups I won't know I don't use windows)
