  • You don't have to let him in.

    I'd be worried that the LA want to come in for 'marketing purposes'. Is he planning on re-letting the flat - and in the process giving you your notice?
  • Arrange a convenient time for the landlord to call round. He can't force you to give him access but not letting him check the fitting of the carpet doesn't sound reasonable to me.
  • Thinking about it, new carpet, marketing, have you already agreed to move out? ><
  • He is only allowed to enter for emergency purposes so you are completely correct in what you have been told.

    If you wish to you can let him come round and see the work but thats entirely up to you as you have the right to "quiet enjoyment" i believe it is called.

    Sorry to say though i am quite worried as to why he wuld need the LA's to come round to inspect for marketing purposes, is it your plans to move on? I would be tempted to contact the LA to ask why they need to enter and explain your situation politely i should imagine if they are a reputable firm they wont want to be representing someone who is basically harrassing you on a daily basis.

  • LLs do need to get new tenants lined up but that's not your problem and you aren't liable for that lack of earning. However it is in your interest to keep him sweet to get your deposit back without a dispute... If things are convenient for you then I would recommend helping him out. If they are inconvenient he needs to work around you.

    Not having the carpets done yet wont put off many tenants if they are told new carpets are going in.
    Most LLs would sort out redecorating for a few days after tenants move out...

    You need to get house back to initial condition for when you leave to save your deposit, anything you do before is a favour to the LL. Remember you are paying him for a service not the other way around.

    With the porkies he's told you I'd be careful about checking out and documenting condition of the place incase he has eyes on your deposit.
  • I agree that you should be prioritising getting the house back into its initial condition but disagree that you should be be doing any prioritising to your schedule to permit viewings. If you don't want viewings just decline them and change the barrels of the locks. You can replace them when you leave.
  • He's got no real rights to demand the house is in showhome condition until the day you move out to be honest. When we gave our notice we made clear in the email that we were happy to work around reasonable viewings - but that they needed to be aware that we were mid-housemove and so the place was not going to resemble a showhome... and they've happily accepted that (the cream carpet still has some grubbyness that's just from sheer foot traffic over the time we've been in, a carpet cleaner's booked to come out and do it - but as close to the end of the tenancy as we can get her since I'm damned if I'm paying for a carpet cleaner and then for viewings to have their outdoor shoes all over the carpet making it dirty again). End of the day - it's still your home until the day your tenancy ends and they've got to respect that really and not take the mickey on either side. Incidentally ours let to the first viewer in the end - despite the carpets not being cleaned yet (we haven't been negligent, never wore shoes inside the house, had rugs down covering as much of the wretched things as possible and me being a tyrant with a hoover endlessly - just things get worn over time).

    We did have the amusement of our LA discovering they've managed to lose their copy of the keys (and a "oh heck are you going to be in" phonecall 30 minutes before) so they've got a minor technical hitch doing viewings anyway right now!

    Your LL is basically being a prat - you don't have to rearrange your entire life for his personal convenience.

  • Keep a record of everything. Has he said anything about the new carpet? Has he recorded anything about the state of the old ones and put it to you in writing/email? Is he replacing them just because they are old and worn or because they were stained?

    I wouldn't put it past some to claim on your deposit for them, and then claim again for soiling them when you move out...
