Subletting Your Apt while on Vacation

I'm thinking of leasing out my apartment while away for 3 months, does anybody know of any tips or experiences regarding this?

I heard the 1.5-2 times you rent is the way to price it?

Thinking of using Craigslist to do it and then interview people personally.

    You will need a Assured Tennants agreement among other docs,gas and electric Landlord certificates . You would be better getting a proffessional letting agent to do it.
    Normally 6 -12 months is normall.

    Personally, I dont think a 3 month let is worth the hassle, unless you do it say for the Edinburgh festival (Youd obviously need to be in Edinburgh:rolleyes:) or similar where short term demand would make it worthwhile rent wise.

    Yes, theres a new test certificate. apparently electricians will need to fill in a form not unlike a Gas Safety Certificate. Depending on readings obtained etc,with their observations,reccomendations etc.
    Initially it may just be Local Authorities, and not compulsory but Im pretty sure its just a matter of time, considering the greater number of injuries and fatalities due to faulty electrics than gas related
