    IMO I wouldn't go back that quickly- leave it a few weeks or even into new year, don't think he's likely to change his mind over 4 days to be receptive to an offer of an extra £4K when your first offer is £24k below his asking price. The bigger the discount you want think with this buyer you are going to have to play a waiting game. Depends how quickly you want to buy and if you have decided that this is the house that you want.
    My gut feeling is that best you may do is to get it for about £150k if you leave it to late Jan/february. No matter what others say on here every seller/buyer is different and you have to try to tailor your tactics to the individual, sometime it works other times it won't. Hope it works out for you.
  • Here's a perspective from a seller.

    We're currently on the market at 99,950, reduced twice from a starting price of 110,000, been on the market since march this year. We're now the 2nd cheapest on the estate for a 3 bed semi.

    We've had no shortage of viewers and 2 low offers, 1 at 75 at 1 month on the market, and 1 at 78 a month ago, both rejected, but the last one is from a person who is very interested but their house wasn't on the market at the time so agreed to negotiate further when they are in a better position.

    I am realistic, and I do have a figure which I will be happy with, obviously the asking price will be good. Just because he laughed at your first offer, dont be put off. Put yourself in the sellers position too, he's after the best price he can get just as your after the lowest price you can get.

    I would ask the EA for what he'll accept. It gives you a rough idea, but remember it will proably be higher than the actual figure that he'll accept, and alot more than you want to pay. If he won't budge from the asking price, then walk away because your just wasting your time.

    Yes, everyone wants the sale to go through but not necessarily to you. As I said the EA makes no money out of the buyer so won't care if you lose out as long as the house is sold to someone and he gets his commission.

    Although, bear in mind that EAs may be under pressure to hit end of year targets so they may be more helpful than usual in encouraging sellers to make a deal rather than wait for the New Year.

    If you do not have the sellers crying for you and offering you some food you have not worked hard enough on them....let them think you are skint and your pockets are empty...

    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.
