Valuation or homebuyers report?

we have always gone for a home buyers report in the past but wondered if it was worth it?

We are going to get a damp and timber company in for a survey anyway and also an NICEIC electrical report done.

Is it worth us paying the extra for the homebuyers?

I should add that this is a 1930's house.

Cheers

Helen

Yes I recommend it - as they can advise on important elements like evidence of subsidence/wet rot/damp etc. Also if they fail to pick up something and if is spotted later you may be able to claim compensation. They will also pick out things you may not have considered. I think it is worth the money.

sorry, but I've just had a full structural on a 1930s house. first time I've ever gone for a full structural. well worth it in my opinion. 60 pages of detailed comments, including advice on improving things, what to bring to current standards and what can be left alone. boundary properly surveyed.

The house doesn't need much work, but it was useful to say to builders, "actually my surveyor suggests X".

I was in the same predicament but a valuation is being done tomorrow. Had a homebuyers done 10 yrs ago on my current house and felt that although there were some constructive comments, the majority of it was cosmetic comments like 'the tiles in the bathroom are secure but not desirable' etc.
My buyer had a valuation done and the surveyor was quite thorough, took photos, went in loft, garage, damp readings etc.
The house we want is a 1970's and is in need of general modernisation, no cracks visable etc but then what do I know.
I was expecting a homebuyers report to be full of 'needs a new kitchen, fachias etc' so we decided on the valuation. I just hope we've done the right thing!!!
