Property in Malta

I am looking to buy an apartment in Malta but can't decide where to buy. As I will probably rent the flat out most of the time, which location is more rentable? A three bed apartment in Buggiba, a very lively coastal location with lots of bars and restaurants (all very child friendly), or a three bed apartment with use of pool in Xemxija which is much more relaxed has a few bars and restaurants and will soon have a marina? I like both areas and need to make up my mind soon as I'm flying out on Monday to get things underway. Any views would be useful.

    Hi, I'm Maltese but live in the UK now. I would suggest Bugibba since property there seems to rent out quite fast. My parents have flats which they rent out there and they are usually only empty for about a week before they find the next tenant. Are you aware that renting is very different back in Malta than it is here in the UK - there doesn't seem to be a lot of legal back up if things don't go well. You also have the utilities in your name rather than in the tenants name which could obviously cause problems in itself.

    I'm half Maltese myself, and whilst my parents don't live there, they are over often enough to keep an eye on things and help sort out the utility bills. I was thinking about letting an agency sort out the rentals for me but I will have to look closer into their terms and so on. My problem is whilst I know what I'd like, I'm not sure which location is more desireable in holiday terms. My parents have a flat in Buggiba so I know how lively it can get!

    I guess Xemxija tends to get too quiet in the winter months and Bugibba seems to have more people staying over in the winter months so you'd probably find it easier to rent out for longer periods. My mum has not had a lot of good things to say about the letting agencies there but that might have been her experience. Both her and her two sisters prefer to rent out flats privatley but they are there to keep an eye out on things. If you have any specific questions I could always ask my parents about it.

    My mum would love to live in Mellieha Bay and is spending Xmas at Mellieha Bay Hotel.

    Buggiba would probably rent out easier but Mellieha Bay has a fantastic beach but its your money!

    If anyone is interested I made my decision! I bought a three bedroom flat in Qawra (next to Buggiba), and managed to knock a few thou off the asking price. I am a happy bunny!
