Selling my house

I am selling my house and need to fill in the contract and questionnaire. The previous owners partly converted the garage without any building regs or planning permissions. The work was done about 14 years ago. Will I have problems selling and what do I say on the form about the building reg certificates etc?

    Have discussed it, but they don't seem to be very sure. They said it shouldn't be a problem, but it makes me a bit nervous when they are not 100%.

    The fact that it was so long ago is in your favour.
    The people next door to me built an extension with a garage and bedroom over and didnt have planning permission. They managed to sell it ok, as because a garage was involved and the council are actively trying to clear the roads of all these parked cars, the new owners just applied retrospectively.

    I have just filled out our Sellers Property Information Form.
    We needed building regs due to a change in converting one large bedroom into 2.
    It says on our my form "If any changes have taken place, and the work completed after 1 April 2002, please supply either a FENSA Certificate or a building regulation certificate".

    We have had our house on the market for 4 weeks start to finish, have had an offer and our buyers who are rented want to move really quickly. I just thank god that I am an organised person and got this all sorted as soon as we put the house on the market :j This could have held it up for weeks .....

    I think you should be okay, but ring your local building department at the council and they can advise you.
