Printing Lables with MS Word - Not linning up

Hi Everyone,
I have managed to print labels for years with no issues at all (use them now and again)
i have used the same lables too Staples branded ones that work with Avery J8160/L7160, i even changed the setting years ago and made a note of the margins etc.
But as not printed any in about a year and have reinstalled everything since then inc Word none of the labels now line up.
I'm using the 21 labels 3x7 and the first row is perfect and the second row. The third row is just passable as the top of the address is not hitting the top of the label, but from there on its out. and by the time you get to the last row its 2 lines off the address out (so 4 lines in total as the first row is inline within 2 rows)
Have reinstalled Word and checked all printer settings (epson px810fw) but still doing the same thing.
Settings am using are
Top Margin 1.8cm
Side 1.4
Vertical Pitch 3.81
Horz Pitch 6.6
Label height 3.81
width 6.35
labels 21 3x7
paper A4
but even the Word settings for the J8160 & L7160 are out and only a few bits off the settings i'm been using for years.
Any ideas whats causing this?
