Emergency Insurance pre completion

I complete this Friday and sorted out my home insurance yesterday, but after the transaction took place I was only then informed that it would take the roughly 48 hours for the insurance co. to be in a position to fax the insurance schedule to my solicitor, which is bringing it perilously close to completion.

I was wondering if anybody here has had to get emergency home insurance for completion and managed to find a company who would fax off the schedule on the same day? I'm hoping my current company will come through but would like to have an emergency backup just in case.

Thanks!

  • I'd have thought you'd have needed insurance from exchange anyway?

I'm with Aviva and if you apply online you get the policy schedule emailed instantly so can forward it to the solicitor.

Nope - my sol amended the contract so that the vendor is responsible for the insurance up till completion. In hindsight it might have been less stressful for me to arrange it for exchange rather than completion though!

    Thanks for the Aviva tip

Surely your sol could contact the company to confirm that insurance is in place and give an undertaking to the lender that this has been actioned and paperwork will be forwarded say within x working days.
  • If the insurer won't fax to your solicitor day or next day tell them you are going elsewhere.

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.
