Letting Agent / Landlord Wont repair my bath

On saturday a pipe under the bath in the studio appartment that i rent burst

After Ringing up the letting agents on monday i was told that some one will be out to repair it but no one has turned up, i have reng then up every day to see when they are going to repair it as i cant have a bath at all and they just keep advising that someone is on there way to repair it

What can i do or say to get this done as i need to be able to bath

    Your starting point is that you need to write to them, detailing all your calls and their failure to respond. Phone calls are irrelevant in law.

    Then ask that the job is done by (date).
    If you've have not made a mistake, you've made nothing
  • Stop communicating by phone and WRITE to the agents sending a copy to the landlord at the same time asking a definite time when a plumber will call.

    Turn up at their office wearing a bathrobe and carrying a rubber duck, towel and shower gel. Sit there until you get some sense out of them.

    If following the above advice, take a friend along to film it and upload to youtube posting the link here, it wont work otherwise...

    Phone calls are not irrelevant, but it's much harder to prove what was actually discussed and so is of limited use for establishing a timeline in court.

    Write to LL & LA as suggested. You might also wish to be aware that you can do the work yourself and deduct from future rent under a procedure outlined in the case Lee Parker vs Izzet 1971. You can google around to learn about the history, but the procedure itself is detailed here:

    (assuming you are in england).

    Simply threatening this procedure is often enough to get things moving, and guess what, it starts with a letter to the LL, so get on with it!

    PS Be brief and assertive. You don't need to say anything emotional. Bath broke. You called on x, y and z. No response. Expect to hear a plan for fixing within 3 days and fix within 7 (or whatever is reasonable - LL's duty is to repair in a reasonable time, so have a think about how long it would take a houseowner to fix the problem if they weren't prepared to spend all expense on emergency callouts). If no progress will use procedure established in Lee Parker vs Izzet 1971 to fix the problem myself and deduct from future rent. etc.
