Survey Back

Just received the survey results today, i think all looks pretty good.

Overall Opinion:
The property generally appears to be in good condition with no defects of significance being apparent.

Building C:
The roof is constructed on a frame of gang nailed timber trusses which appear to be of adequate size for the height and span. It was however noted that it does not comply with current regulations in that there is no diagonal bracing or gable straps which ideally should be installed in accordance with those regulations.

There was also a note about there being no ventilation that he could see to the roof space which is now a requirement under building regulations.

D: The Services & Site
There is an integal garage with up and over door. And it should be noted that gas meters and electric meters are located in the garage. It should also be noted that the ceiling of the garage is lined with asbestos panels and whilst there is not known to be a risk is it left undisturbed any work to this material can pose a hazard to health.

There are no other points apart from the drains running into the grounds of the adjoining property and there should be an easement covering this.

Sounds good, any house not built very recently will obviously not comply with modern regs, as these change, doesnt mean its unsafe.

Sounds fine, the asbestos thing isnt a problem as so long as the panels stay in one piece, they arent dangerous, and if they needed removing or replacing, then you would need to get specialists in.

The main gist seems to be that its an older house, so doesnt meet current building regulations, which is the case with most older houses.

Around about 1972 it was built but has been very well maintained and looked after.

How much do you think it would cost to have diagonal bracing or gable straps installed? anyone know?
